Automatic Sprinkler Inspection, Testing & Maintenance

Dry-Pipe Valves
The enclosure for a dry-pipe valve must be inspected daily during cold weather, unless the enclosure is equipped with a low building temperature supervisory switch. If building temperature supervision is provided, the enclosure inspection may be conducted weekly. The air and water pressure must be checked weekly.
On a monthly basis the dry-pipe valve must be inspected to assure the valve and trim piping is free of physical damage. Also during this monthly inspection, trim piping valves must be checked to assure they are in the proper position.
check for leakage from the dry-pipe valve intermediate chamber.  On a quarterly basis, the priming water level for the dry pipe valve must be checked.
And each year before the onset of cold weather, all low points in the system must be drained. These low points may need to be checked periodically during cold weather.
The interior of the dry-pipe valve must be inspected annually during the annual trip test of the valve. The annual trip test is a requirement, but with some new valves, the actual removal of the cover to reset the valve is not necessary. This means that some people who don't realize that there is a requirement for annual inspections may never open the cover, because the valve can be reset externally after all tests. The black plunger on the right hand side of this photo is the reset lever for this valve. check the valve seats and gaskets for damage, excessive gouges in the seats, cracking of the gaskets check the interior of the housing for scale and corrosion
